Land Surveyor / Site Survey Engineer

About the position

The Land Surveyor is responsible for all surveying and geospatial control activities on construction sites. This role ensures accurate setting-out, alignment, leveling, and verification of civil, structural, architectural, and MEP works throughout the project lifecycle. The position plays a critical role in maintaining project control points, ensuring compliance with approved IFC drawings, supporting installation accuracy, and preparing complete as-built documentation for final project handover and authority approvals. Key Responsibilities Surveying & Site Layout Establish, maintain, and verify horizontal and vertical control points Perform setting-out for civil, structural, architectural, MEP, and external works Ensure all works are executed as per approved IFC drawings and tolerances Carry out daily surveying for excavation, foundations, concrete works, steel structures, finishing works, and installations Construction Monitoring & Verification Conduct daily checks on structural and MEP elements for alignment, levels, slopes, and positioning Verify subcontractor setting-out works and raise non-conformance reports (NCRs) when required Monitor settlement, structural movement, verticality, and alignment of buildings and equipment Participate in inspections with consultants, clients, and authorities Equipment Installation Support Verify positioning of mechanical and electrical systems including AHUs, chillers, pumps, piping, cable trays, and firefighting systems Ensure accuracy prior to anchoring, grouting, or permanent fixing Support commissioning readiness through validation of installation coordinates Testing & Commissioning Support Assist in pre-commissioning and commissioning activities Verify dimensional compliance, elevations, slopes, and system alignment Check drainage invert levels and provide measurement reports for testing activities As-Built Documentation Prepare accurate as-built survey data including coordinates, levels, and equipment locations Develop and update drawings using AutoCAD or Civil 3D Document underground utilities such as water, sewer, electrical, and telecom networks Coordinate with QA/QC and drafting teams for submission to consultants and authorities including KEZAD, DMT, and Civil Defense Provide digital deliverables in required formats (AutoCAD, GIS) Coordination & Communication Work closely with site engineers, QA/QC teams, subcontractors, and project managers Provide daily updates on survey progress and site constraints Participate in coordination meetings and technical discussions Advise teams on survey accuracy, tolerances, and best practices Survey Equipment Management Operate and maintain survey instruments such as total stations, GPS/GNSS, and digital levels Ensure proper calibration, accuracy, and safe handling of equipment Maintain logs, calibration records, and survey documentation Qualifications & Experience Bachelor's Degree or Diploma in Surveying, Civil Engineering, Geomatics, or a related field Minimum 5 years of experience as a Land Surveyor, including at least 3 years in the UAE Experience working with general contractors on building or industrial projects Strong knowledge of GPS/GNSS systems and surveying techniques Proficiency in AutoCAD and Civil 3D Understanding of construction tolerances and QA/QC procedures Familiarity with UAE authority requirements (KEZAD, DMT, Civil Defense) Ability to read and interpret technical drawings and MEP shop drawings Good communication skills in English Key Responsibilities Summary Maintain accurate project control points (horizontal & vertical) Verify construction works for compliance with drawings and tolerances Support installation, testing, and commissioning through survey validation Prepare complete and accurate as-built documentation Ensure survey data supports authority approvals and project close-out Professional Responsibilities Ensure accuracy and reliability of all survey data Maintain traceability of measurements and calibration records Provide accurate data for safe and efficient construction sequencing Report deviations promptly and recommend corrective actions Support project teams in resolving coordination and technical challenges
