Title: Director of Acquisitions - Texas Markets About the Company: Aligned Ventures is a founder-led multifamily investment firm focused on institutional-quality workforce housing across Texas. Our principal has invested over $30 million of personal capital into our own acquisitions — we were investors first and sponsors second . Now that our track record is established, weve opened the platform to outside investors while continuing to co-invest ~20% of equity in every deal. This alignment attracts stronger brokers, better sellers, and higher-quality JV partners. We currently own/operate assets in Houston with additional institutional-sized deals underway, and we are scaling aggressively into the top markets across Texas. Role Overview: We are hiring a Director of Acquisitions who can operate in both lanes: Deal Sourcing & Market Coverage (broker relationships, pipeline building, market intel) Institutional-quality Underwriting (modeling, risk assessment, structure, and Investment Committee preparation) Capital raising experience - raised capital successfully from LP and/or Family offices This is not a pure sales role and not a pure underwriting role — it is for someone who's done both and wants full-cycle responsibility: sourcing, analyzing, presenting, and driving deals to LOI and PSA. Details: Pay Rate Range: $100,000 - $150,000 base with GP EQUITY in every deal. Salary ranges by experience and amount of GP equity agreed upon Full / Part Time: Full-time - 1099 position Location: San Antonio, Houston, Austin or Dallas, TX Only Report to: CEO Experience Level: Mid-senior (5 years minimum in underwriting and sourcing deals) Must Have: Candidates must meet all of the following to be considered: Currently based in San Antonio, Austin, Houston or Dallas Top-tier underwriting/modeling capability (institutional level) Minimum 5 years of direct experience in multifamily acquisitions Proven history of evaluating deals beyond desktop underwriting (tours, due diligence, lender interactions, comp calls, etc.) Capital raising and investor relations sales and support skills. Raised capital from LP investors that can be verified through references Plus not Must: Existing and active relationships with Texas multifamily brokers Key Responsibilities: You will be responsible for the core front-end engine of the business: Deal Sourcing & Pipeline Building: Build and maintain strong broker/seller/lender relationships Source and screen opportunities in San Antonio, Austin, and Houston Bring 3+ Buybox/Thesis Aligned deals per month to the Investment Committee Underwriting & Investment Analysis: Perform detailed, structured underwriting on all incoming opportunities Build and maintain financial models, sensitivities, and risk analysis Identify unseen risks and opportunities; prepare clear deal write-ups Market, Rent & Comp Analysis: Conduct market/comp studies for new and existing deals Provide IC-ready rent, expense, and operational assumptions Deal Room & Process Management: Maintain model integrity and organized deal folders Ensure underwriting materials are complete and audit-ready Sourcing-to-LOI Execution: Provide clear feedback to brokers and JV partners Collaborate with leadership on LOI strategy and deal structure To Apply: Please answer the following with your application: Do you meet all of the Must-Have requirements listed above?
